"People do it for fun. But some compete. 兩岸6 月最新簽署的經濟合作架構協議(ECFA) 「海峽兩岸服務貿易協議」下,迷你倉出租兩地銀行業勢進一步融合。繼早前工商銀行(1398)宣布入股台資永豐銀行後,建設銀行(939)亦傳出研究入股台資銀行。建行副行長朱洪波上周五在台北出席一個兩岸金融合作論壇時表示,建行台北分行開業後,將發展具有兩岸特色的金融業,在條件成熟下將逐步推進與台灣銀行業的資本合作,希望以相互持股、共同入股金融機構、出資成立合資金融機構等方式,深化兩者的合作。他並透露,建行去年對台的跨境人民幣結算達230 億元人民幣,亦與35 間台灣企業合作,建行的台資客戶總數達1553 個,包括富士康、台積電中國等大型台企。朱進一步指出,ECFA 下的「投資保障和促進協議」與「服務貿易協議」出台後,兩岸經貿合作將進入新階段。兩地啟動貨幣結算機制、台灣當局放寬中資銀行在台入股比重,均有利兩岸金融合作。儲存倉灣將在跨境人民幣業務、人民幣離岸市場及人民幣回流等方面扮演重要角色。而內地銀行規模較大,台灣銀行則有管理、創新服務上的人才及制度優勢,兩岸能互補不足。另外,內地積極推動城鎮化,將涉及20 個以上的城市群、逾百個地級城市,以及逾萬個地級市,將帶動內需及經濟轉型升級,創造巨大金融需求,是台資銀行的「寶藏」。中國銀行副行長王永利在同一場合提到,自開始兩岸人民幣跨境結算後,目前在台的人民幣存款結餘已達800 億元人民幣,貼現與放款餘額70 多億元人民幣。今年首4 個月,台灣與內地跨境人民幣收付達649 億元人民幣,佔全球人民幣跨境收付的3.1%,僅次於香港及新加坡。根據兩岸金管會及銀監會(金銀三會)簽訂的服務貿易協議,台方願意讓中資銀行入股台資銀行,持股上限提高至20%。但由於兩岸政府認為,開放服務貿易業的過程應循序漸進,具體措施仍未落實,因此協議尚未生效。迷你倉沙田

【本報特訊】英國政府自08年金融危機,文件倉而入蘇格蘭皇家銀行(RBS,見圖)至今已近接5年。雖然投資者均希望RBS能及早進行私有化,讓行得以重新掛牌,而早前英國首相卡梅倫亦曾作出相關言論,但是外電卻引述該國商務大臣VinceCable指出,直至英國下次大選前,RBS進行私有化的機會不大。其言論反而令投資者擔心,RBS業務遭到分拆業機會大增。據英國「星期日電訊報」報道,Vince Cable指出在英國舉行下次大選前,出售RBS的可能性不大, 甚至在下屆國會,英國政府仍會RBS股權達到81% 的機會較高。他又指出政府不應就出售RBS計劃定下過於刻板的時間表,並明言未來5年內讓RBS重新落入私人投資者的想法是不現實。報道指出若RBS股權仍由政存倉持有,即該行業務遭到分拆的機會日益提高。早前英國財政部更委託Rothschild,將RBS分拆成好、壞銀行進行研究。若該行進行分拆,不單只會增加成本,同時現時仍持有該行19%股權的股東,亦會對任何大規模的業務架構重組作出反對。不過Vince Cable表示,有意見認為RBS的規模過大,又指出現時尚有空間作出調整。政府是有必要在分拆業務的效益,以及當中產生的成本中作出平衡。他亦表示現時在英國財政部已就相關成本及效益中,作出評估。對於RBS的業務發展,Vince Cable指出現時該行是當地向中小企貸款最大的銀行, 惟其市佔率卻有下降之勢。他又指出該行就此業務, 應採取更積極態度。同時亦指出, 未來該行在業務發展集中在零售及企業銀行業務。自存倉

記者胡萍利率市場化步伐的推進成為了一個全社會關注的焦點,關於利率市場化對於信托公司的影響,mini storage市場中也多有說法。對於信托公司,利率市場化究竟是利好還是利空?信托業內人士如何看待利率市場化?就此記者採訪了中建投信托有限責任公司副總經理余海。記者:在信托行業,關於利率市場化的影響大致有兩種觀點,一種觀點認為,信托行業享受的制度紅利將終結,對信托而言是利空;還有一種觀點認為,信托早已是利率市場化的先行者,因為從信托產品收益率角度看,一定是高于銀行存款利率的,因此對信托影響不大甚至還有利好。您認為,從長期影響看,利率市場化對信托是利好還是利空?分別有哪些利好和利空?余海:從長遠來看,利率市場化對信托行業的影響是一把“雙刃劍”,對行業發展的影響利好與利空並存,利率市場化或將成為信托行業轉型和內部分化的轉折點。從積極的因素來看,信托是利率市場化的先行者,在利率市場化背景下的市場競爭中具備一定的先發優勢,信托在資本運用的方式和結構上靈活多樣有利於信托在利率市場化的競爭中占得先機;從信托資產結構方面來看,相對於銀行信貸市場及債券市場,信托資產風險屬性屬於中高風險類型,且資產的風險屬性較為單一。利率市場化之後,銀行機構中或將擠出一部分收益相對較低的中低風險項目和資產 ,有利於信托公司優化資產結構,形成高中低風險與收益相匹配的資產結構類型。從消極的因素來看,利率市場化背景下信托公司傳統的業務領域勢必受到銀行業機構的衝擊,且產品收益率的競爭優勢將有所弱化,短期內對信托公司的經營將造成一定的衝擊。綜合來看,利率市場化對信托行業長遠健康發展還是利大於弊。記者:就此次政策而言,取消貸款利率下限是否會降低信托收益水平,原因何在?其帶來的影響還表現在哪些方面?余海:就此次政策而言,僅放開了貸款利率下限對信托的收益水平有一定影響,但影響很有限。信托的收益水平的影響因素主要由融資成本和資金成本決定。一是目前市場的信托融資成本和銀行貸款利率相關性並不是很大。二是,銀行市場化經營程度已經較高,在資金成本平行或上升的趨勢下,不會輕易大幅下調貸款利率的。從當前銀行業信貸資產結構來看,基準利率以下的信貸資產規模占比較低。因此,預計對銀行整體信貸利率的影響有限,從而對社會整體融資利率的影響較為有限。此外,在存款利率上限未放開的背景下,社會的資金成本將保持相對穩定,因而對信托收益的影響非常有限。記者:請您進一步分析,將來利率市場化再進一步,比如存款利率放開,是否會對信托資金來源、盈利水平以及業務空間等造成全方位的擠壓?余海:如存款利率進一步市場化,短期內將對信托市場造成一定的影響。從信托資金的來源來看,信托作為利率市場化的先行者,相對於其他理self storage產品具有收益率優勢,未來存款利率開放之後信托產品的收益率比較優勢將減弱;從業務空間來看,利率市場化之後銀行業將更加關注于較高風險的信貸市場,將在一定程度上擠佔信托行業現有的業務空間,但預計影響不大;從盈利水平來看,由於項目端和資金端的雙重擠壓,信托公司的盈利空間將進一步收窄,短期內對信托公司的經營造成一定的衝擊。長遠來講,這會促使信托公司的有效轉型,脫離目前貸款業務為主的業務格局,逐步走向投資為主,准資產證券化的業務等多元化資產管理業務格局。這對目前大資產時代下,信托公司發展起到積極作用。記者:對於利率市場化後銀行該如何轉變,工商銀行董事長姜建清曾說,工行一方面從高資本佔用型業務向低資本佔用型業務轉變,從傳統融資中介向全能型金融服務中介轉變,改變目前存貸利差收入占比偏重局面,加快形成多元化、可持續的盈利增長格局;另一方面要通過金融創新大力拓展中間業務和表外業務,尤其要積極探索和發展既不受利率波動影響又不佔用資金的非利差型產品,實現金融資產 的多樣化,減少利率變動對銀行整體業務的影響程度;要在內部建立適應利率市場化條件的經營管理機制和管理系統,提早做好各項準備。您認為銀行的這種轉變對信托公司的影響在哪裡?余海:銀行與信托公司開展業務既有合作的一面也有競爭的一面,從合作的一面來講,銀信合作會隨著銀行的轉變更加深入,以往的銀信合作中銀行多以資金提供者、項目提供者甚至銷售渠道提供者的強勢地位出現,信托公司處於相對弱勢地位。銀行的業務模式轉變會擴大銀信合作的業務範圍,實現更多的相互學習和協調 合作。從競爭的角度來講,銀行定位的變化和業務模式的拓展會和信托公司現有的業務範圍造成一定的重疊。這也催促信托公司改變現有的業務結構,優化業務挖掘能力和風險管理能力,發揮自己投資範圍廣闊、資金運用方式多樣的優勢,立足自身獨有的財產相對獨立性、財產管理繼承性、能夠參與社會公益等稟賦,開展更多回歸信托本質的業務,增強其不可替代性。記者:從目前信托公司的經營模式上看,為應對利率市場化的到來,該從哪些方面進行轉變?余海:利率市場化將進一步加劇市場競爭,在此過程中信托行業能否發揮自身的資金運用方式多樣、投資領域廣泛等先發競爭優勢,從而形成多元化、個性化的服務模式,將成為信托行業能否在利率市場化背景下贏得市場空間的關鍵。一方面,信托公司亟須進一步加強自身的主動管理能力、風險管理能力,另一方面,信托公司還需要提升產品銷售能力、豐富產品線、豐富服務內涵,形成產品服務和財富管理的品牌影響力。總體來看,利率市場化或將帶來信托行業的一次轉型和內部分化,在此過程中主動管理能力、風險管理能力、產品銷售能力等方面較強的信托公司將有望脫穎而出。迷你倉

  本周到騰訊(00700)公布業績,迷你倉庫此股業績其次,前景為先,新版微信動作多多,瓣瓣似乎都吸金力強,績前調整會否是買入良機?  本周三「股王」騰訊派成績表,本來樂觀預期是�豐(00005)、和黃(00013)績佳,股價上試百元關,樂觀氣氛會蔓延至騰訊,績前400元關在望。可惜�豐業績未能超預期,升勢持續多時的騰訊股價也步入短�調整。關鍵是到底這是調整抑或見頂而回?  筆者早前為文「1+1>2」,找同時受惠「業績+國策」的股份,冀股價可受兩個利好因素的帶動,該期試吼中興(00763)與中國海外(00688)的Call。現在的騰訊,坊間捧到其只有天上有,絕對可以用「1+1+1>3」來形容。1+1+1>3  3個「1」,分別是「業績」、「國策」與「影子股」。筆者愚見,此股的業績元素並非最重要,關鍵是管理層如何描繪手機及互聯網市場的亮麗前景,即使今季的業績超不了預期,相信投資者仍會寄望騰訊年內各個新業務會有爆炸性增長。這就是騰訊與�豐公布業績的最大分別,前者仍有前景可賣,但後者的增長亮點早已成疑,又當業績未有驚喜時,投資者便失去了繼續持股的耐性。  中央挺信息消費產業,本刊一直都有貼身追蹤國策動向,簡言之是透過開發和培育信息消費,配合刺激內需。這個板塊之所以能從多項國策、改革中迅速突圍,其中一個因素是這個產業涉及各界利益的問題相對較少,在市場化下容易快速成長,國務院總理李克強早於5月中旬出席會議時已肯定了這個優勢,目前內地上網人口已逾5億人。有關信息消費的分析可參考今期的「封面故事」,刊第8至12頁。  至於前景,移動互聯網的發展一日千里,還記得年初大家聚焦騰訊是看好其手遊業務,今時大家的話題已儲存為即時通訊,近日微信出了新版5.0,推出首個遊戲飛機大戰及需付費的表情貼紙。瞄準4億用戶的荷包  從網上搜尋內地用戶對微信貼紙的意見,可說是毀譽參半,讚的不消說,彈的多半是指設計不美、抄襲之類。約6元人民幣的貼紙對用戶來說不是個大數,重點是用戶的朋友圈有否下載,peer group的力量在網絡世界不容小覷。坊間於是拿韓國App「Line」作比較,指Line全球用戶2億,創作此App的公司市值近千億港元,預估今年單計賣出貼紙的收入將達17億元;而微信用戶有4億。如何藉此倍大收入,戰友悉隨尊便。  然而,相信下一波關注點將是互聯網金融。事實上,阿里巴巴已在淘寶平台上開發支付、貸款業務,內地媒體指阿里的「餘額寶」不足兩個月,募集基金規模逾250億元人民幣,另外淘寶的基金頻道亦將於8月底上�;而騰訊亦開展了相關業務,首個合作夥伴是華夏基金,藉微信平台銷售理財產品,初期只售「活期通」,但相信他日產品將更多元、涉獵更多銀行及基金公司。  提到阿里巴巴,還有一個�騰訊的理由是阿里正密謀上市集資,到底花落香港抑或美國納指?目前未知,只見由騰訊到納指都在上試新高,有指在阿里上市前,投行都會挺住科網股股價,好讓阿里推高估值上市。對於升到散戶唔信的股票,大家最愛用陰謀論來解釋吧。  騰訊上周高位調整不足7%,調整幅度嫌略小,調整一成至約340元,接近7月底的裂口水平,入貨會較安心,相信績後管理層對業務前景的解畫,是否讓市場滿意,將是後市關鍵,進取者可考慮350元水平分段買入,跌穿300元關口考慮止蝕;保守的話可待績後才部署。窩輪方面,騰訊Call(26116)行使價380.88元,實際槓桿逾6倍,小注怡情無妨。新蒲崗迷你倉

And more than half of the positions are full-time.The good-sized staff for what the grocery industry considers a mid-sized, specialty retailer is part of Sprouts' strategy to engage its customers and build loyalty.Along with fresh fruits and vegetables at competitive prices, customer service is "huge," Larsen said.And it's why Sprouts stores, which average 25,000 square feet, employ more than 80 full-time associates per store. That is a full-time associate roughly every 15 feet.Larsen is also sending every Flagstaff employee to Phoenix for 10 days of training.Stop stocking and start talkingSprouts trains its employees to stop whatever they're doing when a customer approaches, and start talking, Larsen said.The goal is to promote customer interactions with associates, said Lauren Rosenblum, communications manager with Sprouts.It gives Sprouts a chance to educate customers about natural foods and increase customer loyalty, Rosenblum said.Making associates available is particularly helpful to customers who are starting a vitamin regime, or have health conditions that limit certain ingredients and foods, Rosenblum added.And to that end, Sprouts' stores deliberately do not number their product aisles so that associates cannot simply point customer in the direction of where to go to find something.Instead, the associate has to walk the customer over to the product that he or she is looking for.And to promote even more interaction with staff, there are no self-checkout lanes, Rosenblum said.Moreover, in 2013 Sprouts started setting up a separate Facebook page for each store, Rosenblum said -- it still maintains its main Facebook page for the company as a whole. It's another way for Sprouts to interact with and educate its customers, Rosenblum added."A lot of people want to know what's happening at their Sprouts store," not what's happening at corporate, Rosenblum said. Setting up a local Facebook page for each store allows Sprouts to communicate details associated with each store to the local community, Rosenblum said.The Flagstaff store already has 7,500 likes, and more than 1,000 people are talking about it. Sprouts raised more than $330 million on Aug. 1 when it made an IPO on the NASDAQ stock exchange, ticker symbol SFM. A week later, its stock price remained more than double its IPO price.Competitors welcome SproutsNatural Grocers by Vitamin Cottage said that they do "quite well" when there is a Sprouts nearby."We certainly welcome them to the neighborhood, said Dennis D'Andrea, store manger for New Frontiers Natural Marketplace at Aspen Place."Competition is an inevitable thing," D'Andrea added. The Civil Aviation Administration of China has introduced a policy of no takeoff limits at major airports in an effort to deal with the serious problem of flight delays.自存倉 It has said that, except in the case of bad weather or military exercises, flights from the country's eight major airports should not be delayed. Netizens, however, say the measure could cause "mid-air traffic jams" and compromise flight safety. Following are the views of China Daily's mobile news readers: The new measure means more problems than benefits for passengers. Mid-air traffic jams will increase the fuel costs of airlines, prompting them to raise ticket prices. Besides, even after taking off on time, flights may have to "wait" in mid-air, which can be dangerous. The move may improve the on-time takeoff performance of airports, but it will not solve the overall problem of flight delays.Oliva, Ji'an, Jiangxi province The CAAC's move is not sensible because it does not take into consideration passengers' safety, which should be airlines' top priority. The CAAC should, instead, strengthen air-traffic control by taking measures to make the most of airlines' arrangements, and bolster cooperation between flight crews and ground staff. It should also educate airport staff to inform passengers about flight delays in advance and respond to their queries sympathetically.Manman, Tianjin The new measure ignores passengers' safety and could result in unnecessary waste of fuel. To prevent flight delays, the authorities should improve coordination between airports and airlines, and derive maximum benefit from airlines' arrangements. For example, two airlines should, as far as possible, avoid operating flights on the same route in quick succession, because quite a few times a plane takes off with many vacant seats even after a long delay. If need be, two or more airlines should operate joint flights on such routes.Feitian, Shanghai The CAAC move will not solve the problem of flight delays. For example, they could provide more free reading rooms and serve better quality food to boost their image.Ann, Shanghai The measure cannot solve the problem of flight delays. It can only lead to a greater waste of resources and more safety hazards. To deal with the problem of flight delays, all the airlines should assess their respective traffic capacities and operate joint or combined flights to reduce the number of flights on some congested routes. Throngs of people jump to their feet in applause.She points up to God and promises herself to relish every day of being Miss Georgia.All 365 days, she tells herself as she floats across the stage of the performing arts center in Columbus, wearing a glittering tiara and a mega-watt smile.Everything goes according to plan at first. Pretty and poised, Leighton treks to small town festivals, children's hospitals, ribbon-cuttings. In honor of her special-needs brother, she selects Sibling Support Project as her platform.All the while, the tall, 19 year old with pale blue eyes and long brunette hair carefully conceals a secret -- a secret she's kept for seven years.Just three months into her reign, Leighton is in trouble.She returns home from a string of public appearances one fall afternoon and sits on her bed, suitcase unpacked, feeling overcome with sadness and shame.Her mother, Clemmie Jordan, enters the room. She's not accustomed to seeing her normally effervescent daughter look so glum.Are you OK? Jordan asks.No mom, I am not, said Leighton, who starts to cry. I need help.Over the course of the next several months, Leighton would log more than 30,000 miles around the state, making more than 100 public appearances as Miss Georgia. But between appearances, she would travel a short distance from her family's home in Suwanee to a nondescript brick building in Dunwoody. There, she wasn't the face of Miss Georgia. She was simply a young woman struggling to break free from the grip of anorexia and bulimia, which had taken hold of her since she was 12 years old.2Quest for perfectionBorn 21 months apart, Leighton and her older brother, Robin, were inseparable as children. They played video games together and worked on puzzles side-by-side. To Leighton, it didn't matter that Robin was deaf and born with cerebral palsy. Leighton learned sign language and used it to read books to Robin before bedtime.But Leighton couldn't control how others treated Robin. When Leighton was about 5, she started receiving invitations to birthday parties. Robin was rarely invited. He would watch his mother and Leighton head to the car with a gift-wrapped present in hand and tearfully sign, "I want to go.""Oh, the look on her face," recalls Leighton's mother with a sigh. "That's not a good memory."After that, Leighton started skipping birthday parties that didn't include Robin. And she began to compensate for the challenges and stresses her parents experienced caring for a special needs child."I wanted to be that perfect child for my parents. I never wanted to cause my parents any trouble," she said. "It wasn't anything they said to me. It was just how I internalized it."During a parent-teacher meeting, Leighton's second-grade teacher praised Leighton with a string of accolades -- she was sweet and doing exceptionally well in school. But then she paused. There is a bit of a problem, she said. Leighton is a perfectionist.Her parents had already noticed."If Leighton got a 93 or 95, she wasn't happy," said Jordan. "She wasn't happy unless it was a 100."That all-or-nothing approach spilled over into Leighton's childhood passion: dancing. She started early and trained relentlessly. Even at 3 years old, Leighton could effortlessly "turn out" or rotate her hips. She had that extra something, a natural ability.By 12, Leighton was enrolled in a preprofessional ballet school. She was home schooled and training six hours a day, six days a week."My perfectionist tendencies kicked in and that turned into 'How can I get better?'" said Leighton. "And part of that was wanting the perfect ballet body."It started out innocently -- drinking more water, eating more fruits and vegetables."I remember thinking, 'She's into healthy eating. This is great." I was all for it," recalls her mom.But no matter how long Leighton rehearsed, no matter how hard she pushed herself to perform more turns, higher jumps, faster footwork, she could not achieve her impossible goal of perfection. And that made her feel out of control. But there was one thing she could control she soon discovered: her diet.At first, Leighton fixated on eating only at precise times of the day. Breakfast at 9 a.m. before ballet; lunch between 1 and 2 p.m.; dinner at 9 p.m. She'd get anxious if she got off schedule, refusing to eat at other times of the day. Her weight plummeted, but her dancing career took off. At 14, Leighton participated in a summer dance intensive with the Washington Ballet in D.C. Although she was one of the youngest dancers there, she landed lead parts. That was the first time she threw out her lunch. Food was no longer nourishment, a way to fuel the body. Food was an instrument for controlling feelings and pressure that seemed overwhelming. She began starving herself.After returning home, Leighton disguised her refusal to eat. She leapt out of bed early and insisted she ate before anyone else. She nibbled a few bites of dinner at night, spreading the food around on a dessert plate. In addition to growing thin, her body began to break down. She stopped menstruating. Her thick hair started falling out. She lost the ability to maintain body temperature and she was always cold. She was also so weak, she'd sometimes faint.With her rapid weight loss becoming increasingly obvious, her dance instructors at the Metropolitan Ballet Theatre in Alpharetta noticed her shrinking frame, her sunken eyes. They gave her an ultimatum: Gain some weight or she would be dropped from the upcoming production of "The Nutcracker."Jordan set up a doctor's appointment for her daughter. A former professional dancer, Jordan had seen waif-thin dancers. This was something else.Leighton was put on appetite stimulants, three pills a day. Initially, the pills made her ravenous and seemed to do the trick. She couldn't fight the urge to eat, and her weight crept upward. But her cravings became so overpowering, one day she devoured two generous-sized slices of chocolate cake. She had a dance intensive with the San Francisco Ballet coming up, and she panicked."I remember thinking, 'I can't gain weight, I can't gain weight!'"For the first time, she put her finger in her mouth and tried to force herself to vomit -- nothing happened. So she grabbed her sneakers. With tears streaming down her face, she ran mile after mile. She kept going, trying to burn off the calories from the cake. When she returned home, she changed into pink tights and a leotard and went to a three-hour ballet class. She skipped dinner that night."This was the beginning of my battle with bulimia," she said.Before long, Leighton, regularly stuck her finger down her throat.Her mother admits she was caught up in the excitement of her daughter being a ballet prodigy, and she didn't realize how serious her struggle with food had become.And once again, as Leighton's weight reached perilously low numbers (she won't reveal how low), her career soared. She was just 15 when she was invited to join the Houston Ballet's second company. Leaving her family behind, she moved to Texas where she shared a townhouse with other teenage dancers and an adult chaperone. While she was there, she was also invited to compete in the International Beijing Ballet Competition. She was the only American who made it to the finals.Leighton danced with the Houston company for two years, but her time there was plagued with injuries and surgeries, including one on each ankle. After her last surgery, she decided she had no choice but to give up ballet. She was devastated.Leighton returned home and started taking classes at Georgia Perimeter College. One day on a whim, she went with a friend to a children's beauty pageant."Something about it clicked," said Leighton. "I told my mom, I think I want to do this."Not long after her 18th birthday, she competed in her first pageant, Miss Georgia Teen USA, and made it to the top 15. Several more pageants followed, including a run at Miss Georgia 2011, which landed her in the top 12. The following summer she was named Miss Georgia, and she was on her way to the Miss America pageant.In retrospect, competing in beauty pageants might not have been the best choice for someone suffering from anorexia and bulimia. But ultimately it is was what led Leighton to confront her eating disorder, which had taken over her life. She was now turning to every possible method to deprive and empty her body of calories, taking laxatives and exercising to the point of exhaustion.3Hunger for beautyAt the beginning of her reign as Miss Georgia, Leighton convinced herself she had a handle on her eating disorder.It wasn't easy or pleasant, but it allowed her to have the body she wanted. Psychologically, the cycle of binging and purging dulled painful emotions and provided a false sense of control.In some ways, eating disorders are like other addictions. Just as an alcoholic needs more and more alcohol to achieve the same high, a woman who starves herself or purges will need to ratchet it up for the same desired effects.The body doesn't give in easily to someone trying to be unnaturally thin. It adjusts to reduced calories by lowering the metabolism; it responds to purging by more quickly absorbing food.Every day, Leighton started out with one objective: Eat as little as possible. Often that meant limiting her diet to what she considered "safe" foods -- apples, egg whites, grilled chicken, raw spinach.Some days that would mean as little as egg whites, chicken and apple slices -- equaling just a few hundred calories, far below the nearly 2,000 calories a woman her size needs to maintain a healthy weight.And sometimes she forced herself to vomit."I felt so trapped," said Leighton. "As much as I wanted a 'normal' relationship with food, and as much as I tried to have one, I couldn't."The eating disorder began to ravage her body迷你倉沙田 She had a chronic sore throat. Her muscles ached. Some nights she lay in bed reeling in pain and unable to sleep.Last September, Leighton googled "eating disorders" and found the Atlanta Center for Eating Disorders in Dunwoody.4Competition vs. recoveryEating disorders have the highest mortality rate of any mental illness, including depression, according to the National Association of Anorexia Nervosa and Associated Disorders.It is estimated that half of those who suffer from anorexia or bulimia make a full recovery. About 30 percent make a partial recovery and 20 percent remain chronically ill. About 20 percent of people suffering from anorexia will die prematurely from complications related to their eating disorder, including suicide and heart problems.People with eating disorders don't always look as skeletal as the stereotype might suggest. As Miss Georgia, Leighton looked thin but healthy. She appeared strong with long, shiny hair and a bright smile. But that public face was in sharp contrast to the demons at war within her.Dr. Linda Buchanan, a licensed psychologist and director of the Atlanta Center for Eating Disorders in Dunwoody, recommended Leighton enroll in an all-day, partial hospitalization program. Leighton resisted. The Miss America pageant was just a few months away. She needed to prepare for competition. She agreed to attend weekly therapy, and she tried to eat better, but she also felt pressure."I didn't want to let Georgia down," she said.The lead up to the pageant was hectic but thrilling. Her days were filled with early morning workouts with a trainer, mock interviews, public appearances and rehearsals for the talent competition portion of the pageant. She planned to perform a Spanish-style classical ballet number to the Cuban standard "Malaguena."And twice a week, she headed to therapy sessions at the Atlanta Center for Eating Disorders.Once she got to Las Vegas, she reveled in the Miss America pageant experience and bonded with other contestants, especially Miss New York Mallory Hagan, who won the Miss America crown. When asked, Leighton says she wasn't disappointed by the pageant's outcome, but afterward she was exhausted and melancholy."We were really looking forward to the pageant being over," said Buchanan.Last January, about a week after the Miss America competition, Leighton enrolled in a partial hospitalization program for two months. She arrived every weekday at noon, wearing flowy, comfortable clothes and no makeup, in stark contrast to her public persona. She started the day with a relaxation class. She attended group therapy sessions where she talked about everything from body acceptance to coping mechanisms to mindful eating. She met with a dietitian once a week and had private therapy twice a week."It was literally a minute by minute battle," she said.Over time, Leighton, now 20, learned to distract herself from the urge to binge or purge by journaling or by getting up and walking around, talking to a friend, listening to music. Sometimes, it was simply a matter of setting a timer for five minutes and letting the urge pass. She took up painting acrylics. She leaned on her faith.Leighton needed to learn it was OK not to be perfect. She didn't need to accomplish more and more. She was good enough.During that time of intensive treatment, Leighton still made Miss Georgia appearances at parades, ribbon-cuttings and children's hospitals. It was at just such an event, in a town famous for fruitcake, that she would make a turning point in her journey to recovery.5Helping othersWearing a long black dress, rhinestone earrings and high heels, Leighton beamed at the annual rattlesnake roundup in Claxton last March.Leighton spotted a teenage girl in the crowd of a meet-and-greet who looked severely underweight and jittery around the platters of pastries. Leighton recognized something in the girl, and she prayed: God, if I talk to this little girl, I don't want this to be about me.She approached the girl. Her name was Ivey Rowland and she lived in Wrightsville. She was 13, petite and frail with thinning brown hair. Leighton took the girl's hand.I think you would benefit from learning about my story, she said. I am not this perfect person.Ivey started crying.How did you know? she asked.I have a heart for it, said Leighton.Leighton encouraged Ivey to stop weighing herself, and she encouraged her to seek professional help.Kelli Durden, Ivey's mother, said the meeting with Leighton was a critical moment for her daughter. Ivey realized she was entering dangerous territory and needed to change her relationship with food."People would talk about Ivey and how bad she looked and that would only make things worse," said Durden. "But Leighton shared words of encouragement. She was warm and caring. It made all the difference."That encounter led Leighton to go public with her struggle. She contacted The Miss Georgia Board of Trustees to get the organization's approval.Initially Gregory Blazer, vice president of the board of trustees, was concerned. He was afraid she would be the target for snarky comments and cheap shots from the public."But then I talked to people I know and trust, and they persuaded me to let my guard down. And they have been proven right," he said.Buchanan also had reservations. She recommended Leighton go slow.Leighton decided to share her secret with people she was close to before the story hit the newsstands.One of the first people she called was the reigning Miss America, Mallory Hagan.6New measure of successFrom the moment Leighton started therapy last fall, she thought about getting rid of her scale. Her dietitian gave her a slip of paper with 10 ways to destroy it -- everything from shredding it piece by piece to taking it to a shooting range. Leighton decided to go at it with an ax.She called up a friend and went over to her house with the scale and paint pens. She prepared the scale for its eventual fate by first scrawling across the top: "I want my life back" and "No more. I hate you."She lifted up her friend's ax and -- slam! A couple of plastic pieces on the back snapped off. So she whacked the scale again and again.She recalls bursting into laughter as the scale broke into pieces with wires dangling. It was a goner. She felt triumphant."It was very freeing," said Leighton.For the next six weeks, she experienced no binging, no vomiting, no laxatives. She didn't obsess about calories, but instead nourished her body with a well-rounded diet -- dairy, carbohydrates, protein, fruits and vegetables."This is what freedom feels like," Leighton thought to herself.But the Miss Georgia 2013 pageant was looming. Leighton would be back in pageant mode as she passed the crown to her successor. She was anxious about what people might say about her appearance. She knew she was much healthier but also heavier than when she won the crown.The stress triggered a setback, but since then she has had far more good days than bad ones. She continues to go to therapy sessions twice a week, focusing on relapse prevention. She no longer owns a scale. Leighton and her treatment team feel confident she is nearing the end of recovery. What was dominating her life is now a "small voice," she said.This month Leighton heads to the University of Alabama-Huntsville on a full scholarship. She plans to become a pediatric oncology nurse.On a recent afternoon, Leighton sits in her kitchen, a silver cross ring glinting on her finger as she slowly eats two toasted waffles with peanut butter and an omelette. Her brother, Robin, walks over and kisses her forehead."I love you" he signs. Leighton signs it back to him.When she's done eating, she logs onto the computer. Since March, more than a dozen teenage girls have contacted her via Facebook telling her they have sought therapy for eating disorders because of her.And Ivey, the girl she met at the rattlesnake roundup, messaged her: "I know you have impacted many lives, mine being one, but you also saved my life and I will always be grateful for that."Then Leighton logs onto the new blog she started about her recovery process. The same thing over and over.And these are people who like him.Johnson earned the adjectives during 13 years pushing Tampa to clean up its code enforcement system.He's a regular speaker at city council meetings and a pebble in the shoe of Tampa's public officials. He has made himself an expert in Tampa's housing codes and the state laws that regulate them. He even moved into downtown Tampa two years ago to be closer to his adversaries at City Hall."He annoys some people," said Susan Long.She spent three years on the receiving end of Johnson's criticism when she was on the Code Enforcement Board. Today, she frequently shares a podium with him when code issues arise in her neighborhood of Seminole Heights."Some people won't even talk to him any more," Long said. "He pesters and he pesters and he pesters."Last month's revelation that William "Hoe" Brown, then chairman of the Tampa Port Authority, operated a squalid, illegal mobile home park in Seminole Heights prompted city officials to pour time and attention into some of the most run-down communities -- the same ones Johnson has spent years asking them to do something about."These people need to be held accountable," Johnson said recently, his gruff, baritone voice filling his small home office.Johnson moved to Tampa from Miami in 1996 to care for a friend who had contracted HIV. He stayed on after the friend died and bought a house near Busch Gardens. His campaign for better code enforcement began soon after."It is the one department in the city of Tampa that can do the most good for everybody," Johnson said. "It can improve the budget. It can improve the crime rate. In can improve quality of life."Wanted to do something with his lifeToday, Johnson, 63, lives alone in a spartan apartment at downtown's Metro 510 affordable-housing complex. His blue bicycle hangs from a hook in the spare bedroom he has turned into a home office.Johnson gets by on federal disability benefits. He's been HIV positive himself nearly 20 years and takes dozens of pills each day to keep the virus in check.When he was diagnosed with HIV nearly 20 years ago, he considered it a death sentence. Anti-HIV drugs gave him his life back."After realizing I wasn't going to die, I decided to do something with my life," Johnson said. "And this is what I did."He has fashioned himself a new career as Tampa's code enforcement watchdog.In his office, filing cabinets hold 3,000 code-enforcement cases he's trying to get the city to act on. Binders on the shelves over his desk hold lists of scofflaw property owners, some with dozens of violations新蒲崗迷你倉going back into the 1990s.He has spent years hammering the city to shut down derelict trailer parks and shining a light on slumlords citywide.City Councilwoman Lisa Montelione said she asked Johnson for his advice soon after she took office."I wanted to hear from him because he had been focused on this issue for a long time," Montelione said. "I knew the issues that faced my neighborhood, but not the ones that faced the neighborhoods close to the Gandy bridge."Still, it can be tempting to tune Johnson out as he makes yet another case for changes to code enforcement, she said."When he speaks at the podium, often times it is the same thing over and over again: Would you guys do something?" Montelione said. "It's not so much the words he's saying. It's the evidence he's presenting."Johnson does the legwork and the research -- all of it at his own expense -- building cases that would take the city much longer to develop, she said."We need people like that, who are going to hold an issue and follow it and try and accomplish whatever their goal is," Montelione said. "I tell people all the time I can't be on every street every day at multiple hours."Calling for policy changeJohnson has had some victories over the years, but he's taking the long view. He wants the city to be tougher on landowners who game the code system, avoiding fines despite repeated citations.He compares that to the state's plan to put extra focus on restaurants that repeatedly score poorly on inspections. He'd also like Tampa to be more like Temple Terrace, where every code violation goes to a hearing even if the owner fixes the problem.Johnson is skeptical Tampa can accomplish something similar."Until they change the policy on how they attack code violations and hold people accountable, it'll never happen," Johnson said.The city council dedicated most of its Aug. 1 meeting to discussing the city's code enforcement problems and ways they could be fixed. The options included training city employees and neighborhood leaders to spot violations and changing state law to let cities tack unpaid code fines onto property tax bills.Johnson sat through the entire discussion. At the end, he was the lone person in the audience. 早報訊“我花錢買的流量,自存倉可是為什麼超出的流量要交費,沒用完的流量不累計?難道沒用完的流量我沒交錢嗎?”近日,湖南長沙消費者劉明將長沙移動告上法庭。劉明7日向記者透露,長沙市天心區法院已正式立案。80%網友“求勝訴”6月17日,劉明在長沙塗家沖移動營業廳辦理了一個上網套餐:20元包150M流量。到了7月結束後,劉明發現自己還剩下92M沒用完。到了G月1日,劉明發現7月沒用完的流量在沒有任何告知的情況下全部被清零了。“合同上沒說明剩餘流量會被清零啊。”劉明覺得不公平,“如果我超過了套餐的流量,運營商可是按照1M1元的費用收取呢。”G月2日一早,劉明就在長沙市天心區人民法院將運營商告上法庭,要求返還已經購買但沒有使用的92M流量或者現金補償,同時要求賠償經濟損失300元。劉明“反清零”的事情發到微博上後引起了不少網友的圍觀,短短兩天時間內轉發了將近4萬條,評論也接近300條。記者仔細瀏覽了一下,超過G0%的網友表示“求勝訴”,但也有網友表示:“能勝訴才怪呢。啥叫套餐啊,就是有協議必須用完,用不完就作廢的啊,不然流量包幹嘛給那麼便宜的價格。你想用多少付多少的錢就不要包套餐啊……”套餐里無明確規定記者發現,長沙移動並不是唯一一個推出包月套餐的運營商。以移動數據套餐為例,設有5元30M/月,10元70M/月,20元150M/月等套餐,還設有3元10M與5元30M的加油包,若是客戶在當月未結算前就已超出流量,便會提示有流量疊加包,但是每月只能疊加一次,而之後超出的流量則以1元/M來結算。套餐里清楚列明多出的流量要如何結算,但是,對於當月未用完的流量則沒有明確的提示。記者致電本地運營商服務熱線,得到的回複基本上是“沒辦法,如果包迷你倉新蒲崗套餐中用不完的,不能退,只能當浪費掉”。換言之,也會被“清零”。工信部電信研究院通信政策研究所所長陳金橋認為,手機流量用不完就被清零並不是一個個例,而是行業內的普遍規定。購買套餐相當于簽合同“這個問題我覺得值得關注,”律師朱永平在接受記者採訪時說,“從法律的角度來看,我們是要根據合同的約定來確認兩者的關係∼∼∼當消費者購買套餐的時候,相當于簽訂了合同。”朱永平分析說,當運營商與消費者在簽訂套餐的格式合同時,如果明確寫明“不能退還套餐中剩餘的流量”的話,相當于變相剝奪了公民的財產,屬於“霸王條款”,“根據合同法中的公平原則、誠信原則以及對公民財產的保護原則,運營商應該退還剩餘流量”;另一方面,如果運營商在合同中並未對剩餘的流量做任何約定的話,則屬於“約定不明”,“在這種情況下,套餐的剩餘部分便視之為公民的財產必然歸消費者”。朱永平強調,這個案子極具代表性,值得關注。中國消費者協會律師團團長邱寶昌表示,想要減少這種消費者與運營商之間的糾紛,需要運營商給消費者提供更多更加人性化的選擇。“我們的運營商應該把包月的流量套餐儘量進行多檔次劃分,要制定公平和合理的資費收取標準。這個案子不管最後輸贏、法院怎麼判,我認為給經營者提個醒,在提供服務的時候儘量要人性化。”綜合《羊城晚報》、央廣報道◎相關鏈接有使用英國沃達豐通訊公司包月上網的用戶表示,流量月底也會清零。每月15英鎊(約合150元人民幣)的套餐,在沃達豐能獲得200分鐘的英國國內通話時間,600條短信和100M的上網流量。有澳大利亞的用戶介紹,手機上網流量和通話時間都會在月底清零。有美國的用戶介紹,當地的電信公司推出的套餐中,如果當月的通話額度沒有打滿,就自動滾動到下個月。迷你倉出租

□ 李 丹隨著城鎮化的快速發展,mini storage許多具有文化價值的老建築正面臨岌岌可危的境地。在加快發展腳步的同時,我們是否該停下來思考一下:如何“盤活”這些珍貴的建築遺產?如何在保護古建築的同時,讓居住在這裡的人們享受更好的生活?第三次全國文物普查結果顯示,我國存有不可移動文物76萬余處,其中建築類遺產達40萬處。這些建築上溯漢唐、下及近現代,具有較高的歷史、藝術和科學價值。然而,隨著城鎮化的快速發展,許多老建築正面臨岌岌可危的境地,即使是一些由政府投入專門經費保護修繕的建築,往往也因沒有考慮使用問題而陷入“維修—空置—衰敗—再維修”的怪圈。有的地方政府單純考慮經濟利益,更使一些熱門景點過度利用,甚至將建築遺產出租牟利,變為私人會所。如何讓老祖宗留下的遺產得到更好的保護?如何“盤活”這些珍貴的建築遺產,使之融入城市的經濟社會發展之中?如何在保護古建築的同時,讓居住在這裡的人們享受更好的生活?這些都是我們不可能繞過的話題。□ 舊房子一樣能回收廢棄的腳踏車、不穿的舊衣服、喝剩的飲料瓶……,我們身邊的許多廢舊物資都能回收、分類、再利用。而舊房子呢?其實一樣可以回收再利用。在建築結構無虞的狀態下,一些失去原有功能的老建築,經過重新設計施工,就能另作他用,重新煥發青春。“利用是文化遺產保護工作的組成部分,賦予文化遺產當代功能,能夠促進文化遺產承載的文化傳統的傳承。”清華大學建築學院教授呂舟認為。我們一直嘗試將廢舊建築重新改造利用,如北京的“798”、上海的老工業遺址、天津五大道地區莊王府遺址等,有的用于文化創意產業園區,有的作為博物館開放參觀,有的用作休閒娛樂場所,這些做法都為建築遺址找到了新的發展空間。以往,老建築的再利用大多停留在“櫥窗式”的展示階段,很難帶來經濟效益,往往是政府投入資金維修後作為參觀展覽基地,而門票收入僅能基本維持日常管理,後續維修投入還需繼續依賴政府。台灣文資專家施國隆認為,真正的再利用應該是在經濟上能夠永續經營,利用良好的經營管理,達到財務自主性。“建築再利用應該是主流發展而不是另類時尚,是創造生機而不是解決遺棄,是潛力開發而不是改變空間,是功能多樣而不是用途窄化,是設計美學而不是因陋就簡……”施國隆對再利用的原則提出了這樣幾點要求。對老建築進行必要的維修時,除了遵循“修舊如舊”的基本原則,施國隆認為還需要遵循《威尼斯憲章》第九條的要求:任何不可避免的添加都必須與該建築的構成有所區別,並且必須要有現代標記。□ 新舊建築和諧共存保護有文化價值的老建築,並不意味著要將它圍圈起來、束之高閣。對老建築的維護與再利用,要使其能夠與周圍的新建築和諧共融,共同服務周邊居民的日常生活。在這一點上,香港為我們提供了很好的範例。在香港這個寸土寸金的地方,一般的認識是老建築大多難以保留,肯定是要拆掉蓋高樓大廈了。然而,從2008年開始,香港特區政府推self storage“活化歷史建築伙伴計劃”,既保存了歷史建築,將之合理利用,又可為小區創造就業機會,推動市民積極參與到歷史建築的保護中來。法院變學校、警署成酒店、醫院改文化館,就連街角一棟不起眼的舊住宅,都變成了為社區居民提供醫療服務的中醫醫療保健中心。短短5年時間,活化歷史建築伙伴計劃就實現了不小的突破,完善的機制是計劃得以成功的關鍵因素。實施過程中,香港特區政府首先在閑置的歷史建築中物色一些適宜做活化再利用的建築納入計劃之內,邀請非營利機構提交建議書,建議的用途必須以社會企業的形式經營,並且在開業兩年後能達到自負盈虧。同時,特區政府成立了一個由不同界別的官方及非官方專家組成的委員會,對提交的申請書進行研議及審批。“活化歷史建築伙伴計劃”先後進行了3期,共完成12個建築活化項目。香港特區發展局副秘書長雷潔玉表示,活化後的建築不僅能夠促進文化創意、旅遊、藝術、中醫藥等產業的發展,而且在不影響企業經營的前提下,可以定期組織觀�參觀建築的部分或全部,讓大�對歷史建築的文化價值產生更深層次的瞭解。□ 杜絕過度商業化對歷史建築的保護和利用,往往容易走兩個極端:或是過分保護,只維護不利用,很容易導致建築遺產的空置、衰敗,這種被稱為“凍結式保護”;還有一種是過度利用,將原本具有的商業價值過度開發,使遊客遠遠超過景點所能承受的範圍,從而使建築因過載而產生不可修復的損害。建築遺產的再利用過程中,我們在避免“凍結式保護”的同時,更應警惕過度商業開發帶來的損害。國家文物局原顧問謝辰生老人曾說過,“堅持保護第一位,在這個基礎上進行合理利用”。沒有保護,就沒有利用的基礎。合理利用,首先要將社會效益放在首位。文化部副部長、國家文物局局長勵小捷對此提出了幾項具體原則,“凡是能夠用于文化展示的,就不用于商業目的,能堅持公益性的就不搞經營;需要和有條件進行產業開發的,應優先安排文化旅遊和創意產業;即使是適合商業用途,如餐館、旅店的,也要注重突出建築遺產的歷史、地域價值與特色,彰顯建築遺產的文化元素。此外,無論何種形式的開發,都不能違背公民教育準則和社會道德底線”。社會效益優先的同時,還應注意保護歷史建築中原住民的權益。其實,對於歷史建築來說,原住民也是其展現歷史文化不可分割的一部分。在我國以往的古鎮、景區開發中,一些地方政府為了單純的商業利益,往往將原住民全部遷出,將幾乎所有的古鎮建築都開發成商業設施或參觀景點,這種過度開發方式使建築遺產的歷史、人文信息喪失殆盡,只留下一個個建築的空殼。在建築遺產的保護與利用上,我們還應吸取國外的先進經驗。如意大利的博洛尼亞,其房屋在整修完善後,90%的原住民都遷回居住。當地政府提出,“原來房子誰住,改造後還由誰居住”。必要的設施改造可以使當地居民享受現代化生活,而原住民也為城鎮保留了一份古樸與適宜的文化風情。這種“雙贏”的做法,應當為我們所借鑒。迷你倉

□ 王 玥城市動物園兼具公�性、公益性、社會性和教育性,self storage不能因循守舊,更不能固步自封。不少人童年的美好記憶里,有一個位置永遠是留給動物園的:寬敞的園子,可以盡情地跑跳玩耍;園子里有紅的花、綠的草,湖里有悠閑的野鴨,天上有活潑的小鳥;還有最可愛的動物小伙伴們。不過,筆者前幾日去了一趟北京動物園,卻大失所望:路邊到處是亂丟的垃圾;看不見野鴨和小鳥,只見擁擠的人群;想問個路時找不到人,賣東西的地方倒是工作人員扎堆;還有遊客隨意使用閃光燈拍攝、亂投餵食物,無人勸阻……眼前這個動物園,還是記憶里那個美好的動物園嗎?在動物園格局和遊客需求都發生巨大變化的今天,我們需要什麼樣的動物園?我想,我們需要的動物園應是純粹而不單調的。動物園,顧名思義,動物肯定是理所當然的主角。但是,作為城市文化休憩的重要場所和科普教育基地,動物園的經營在展示動物的同時又不能缺乏其他功能。城市動物園應在如何吸引遊客、讓遊客獲得更大收穫上做文章。如改變原始的、單調的娛樂功能,不斷推出適合不同年齡、不同文化層次的遊客的活動項目。動物園應根據市場需要、遊客需要,對資源進行市場整合,把資源優勢轉化為經營優勢。我想,我們需要的動物園應該是現代而不花哨的。像北京動物園,幾乎大部分展示場館都跟筆者20年前去過的差不迷你倉。由於城市動物園設施的陳舊老化、動物展示形式和遊覽方式的高度趨同和簡陋,缺乏個性和特色,往往會使遊客在參觀過程中產生枯燥無味之感。動物園完全可以通過利用先進的科技,精心設置展覽說明牌、參觀指南、語音解說裝置等,為動物與遊客之間建立起互動的橋樑,從整體上提升城市動物園的現代化形象。不過,在利用高科技新技術的同時,也不要太多華而不實的東西,以免多了形式,少了內容。我想,我們需要的動物園應該是親和而不迎合的。在動物園里,我們親近動物、學習知識、放鬆心情,可以和家人一起在這裡過周末。然而,這裡畢竟是動物們的家,我們靠近動物,但是不代表我們就要影響它們的習慣和生活。有的動物園,為了讓遊客近距離觀看動物,給動物們修了全透明場館,遊客看得方便了,動物們卻沒了自己休息的地方。就像有的人說,動物園飼養每一個物種、每一隻個體,應該既不是為了增加收藏規模而湊數,也不是為了單純的獵奇娛樂,而是能通過它們闡釋:自然生態的美麗、複雜、和諧與脆弱,闡釋人與動物、人與自然的關係。城市動物園兼具公�性、公益性、社會性和教育性,不能因循守舊,更不能固步自封。只有創新發展經營思路,提高文化品位,增強與遊客的親和力,形成自己獨特的風格,才能獲得生存和發展。不過,發展決不僅僅是量的增長,更重要的是質的進步。文件倉
